Frequently Asked Questions about Letting . . .

I have viewed the property and really liked it - what shall I do now?

​

In order for us to stop actively marketing the property we ask tenants to pay a holding deposit of 1 weeks rent.

Your holding deposit will reserve the property for 7 days (this means we do not carry out any further viewings other than viewings already booked for that day, but in such cases we would notify those viewing the property that it has been reserved) until we have received all required references.  Providing that your references meet our requirements, this fee is then deducted from your first months rent. (Please note - if your references do not meet our requirements we will return your holding deposit and discontinue your application for the property, however if you were to change your mind about the property the holding deposit would not be returned.)

We also ask all tenants to provide a Guarantor if possible. The Guarantor must usually be a person who is a home owner. As an alternative to a Guarantor there are specific insurance policies available that can guarantee your rent and may be acceptable instead of providing a Guarantor.

Are there any fees that I need to pay?

We are happy to say that we must be almost unique amongst letting agencies since we do not charge ANY fees to tenants!  We have been FEE FREE forever, not just since the tenant fee ban!

How long should I expect referencing to take?


Once we have received your completed reference forms, you should allow 7-10 days for referencing however timings may vary.  Referencing is subject to Landlord approval.

We recommend that you contact your referees advising them to expect a reference request and ask them to reply as quickly as possible to minimise any delays.  We would advise that you keep in touch with Brenda, our Lettings Manager on a regular basis during the referencing process to ensure that she has all of the relevant information.



Why must I pay a deposit?

The deposit will cover any damage that may occur during your tenancy or any non-payment of rent (full details are inlcuded within the tenancy agreement)



You have informed me that my references have been satisfactory - what's next?


Upon completion of satisfactory referencing, you will be asked to contact a member of our team to arrange a day to move into your new home and sign your tenancy agreement.  On the move in day you will be required to pay the first month's rent in advance and the deposit (unless previously paid). 

You will be required to supply the following details either before or on your move in day:

  • Your bank details (including your banks address and postcode)

  • Proof of identity (eg. Either your passport or driving licence)

  • Proof of current address

  • Copies of 3 months payslips and 3 months bank statements

  • Proof of setting up the standing order for payment of the rent

The member of our team completing the move in with you will be happy to answer any queries you may have and provide you with all the information you need.


 
What method can I use to pay?


We can accept payments by bank transfer (BACS) or cash payments.  We cannot accept personal cheques or Building Society cheques.

 


I am moving in with another person(s), do we all have to be present to sign the agreement?

 

All person(s) that intend to be signatories to the tenancy agreement must be present to sign the agreement. If any tenants are unable to be present they should contact a member of our team beforehand to make alternative arrangements.

When will I receive the keys to my new home?
You will receive the keys on your move in day at the time of signing the agreement, (if this is also your tenancy start date) and providing all payments having been received and cleared.

 


What method should I use to pay my rent thereafter?


All rental payments should be paid monthly and payments received after occupation must be paid direct into our account by standing order, this needs to  be set up prior to signing your tenancy agreement.

 


Will I receive an inventory document for the property?


On your move in day you will be given a detailed inventory document which you must read through and check that you agree with the contents.  Once you are happy with the accuracy of the inventory you are required to sign the bottom of each page to say that you agree with the document.  At the end of the tenancy, the property will be checked against the original inventory to see if there is any damage to the property over and above acceptable ordinary fair wear and tear.
