  • We can arrange all maintenance/repair works required 

  • Carry out routine inspections of your property to ensure that it is being well maintained 

  • Minimise void periods in between tenants

PRICES

We DO NOT charge set up fees, nor do we charge you extra for referencing, inventories, inspections, viewings, advertising, photographs etc.  Our pricing is simple, open and honest - the price you see is the price you pay. We cover the majority of Devon and Cornwall

Fully Managed service (Plymouth area)                                      £50.00 PCM

Fully managed service (10 Miles+ outside of Plymouth)              £60.00 PCM

Tenant Find Only                                                                         £400.00

All subject to VAT at the prevailing rate

FULLY MANAGED SERVICE 

  • Visiting the Property to take details, provide advice on rental levels, tenancies and basic tax and insurance aspects of owning a buy-to-let property;

  • Advice on any improvements or alterations that could be made to the Property to maximise rental income and desirability to tenants;

  • Accompanying prospective tenants to view the property;

  • Interviewing prospective tenants and obtaining appropriate references;

  • Drafting tenancy agreements and other related documentation and attending to the execution thereof;

  • Drafting an inventory prior to the commencement of the tenancy;

  • Attending the moving in to the Property by the tenants;

  • Collection of rents and crediting the Landlords nominated account with monies due;

  • Regular inspections of the Property and submission of reports to the Landlord;

  • General day to day management of the Property, including dealing with all tenant and landlord related problems, arranging repairs and maintenance as directed, organisation of any emergency works; and 

  • Advising utility companies and the local council of the change of tenants. 

TENANT FIND ONLY

  • Visiting the property to take details, provide advice on rental levels, tenancies and basic tax and insurance aspects of owning a buy-to-let property;

  • Advice on any improvements or alterations that could be made to the Property to maximise rental income and desirability to tenants;

  • Accompanying prospective tenants to view the property;

  • Interviewing prospective tenants and obtaining appropriate references;

  • Drafting tenancy agreements and other related documentation and attending to the execution thereof; and

  • Attending the moving in to the property by the tenants. 

(All prices are per calendar month with the exception of ‘Tenant find only’ which is a one-off fee.  With the exception of ‘Tenant find only’, charges only apply once a tenant has moved into your property.)
